How to create a real estate listing website

Directories & Listings Time About 2–6 hours for a basic site 6 steps Updated 26 Oct 2026

DIRECTORIES & LISTINGS
The short answer

WordPress can publish property pages, but a proper listing site needs structured property data, filters, location maps, enquiry forms and often MLS or IDX integration. Build those pieces yourself with custom development, or use a real-estate theme or plugin; the latter is faster and easier to maintain.

The route
  1. 01Decide what you need to list
  2. 02Set up the WordPress foundation
  3. 03Build the manual listing system
  4. 04Create and organise properties
  5. 05Add search maps and enquiries
  6. 06Use the faster theme route

What you need

  • A WordPress website with hosting and a domain
  • Administrator access to WordPress
  • Property details, photographs and location data
  • An enquiry email address or contact form
  • An MLS or IDX provider if you need external listings

Decide what you need to list

Write down whether you will list homes for sale, rentals, holiday lets, land or commercial property. Define the fields before you build anything: price, address or area, property type, status, bedrooms, bathrooms, floor area, features, agent, photographs and enquiry details.

If you need listings from an MLS, check the provider's IDX requirements before choosing your WordPress setup. An IDX feed is a separate data service, not something WordPress supplies by default. A simple agency site with manually entered properties is much easier to launch than a portal that imports and synchronises thousands of records.

Set up the WordPress foundation

Install WordPress, choose a mobile-friendly theme and create the basic pages: Home, Properties, About, Agents, Contact, Privacy and Terms. Set the site title, logo, contact details and navigation before adding listings.

Go to Settings → Permalinks and choose a readable structure such as Post name, then save the change. Pretty permalinks make property URLs easier to understand and are required by some property search setups. If links later return 404 errors, save the permalink settings again and check that your hosting supports rewrite rules.

Build the manual listing system

The manual route is possible, but it is a development project. Create a custom post type for properties, taxonomies for property type, location and status, and custom fields for price, bedrooms, bathrooms, area, coordinates and other structured data. WordPress supports custom post types and taxonomies, but the listing templates and queries still need to be built.

You then need a property archive, single-property template, filtered search form, map integration, enquiry form and optional mortgage calculator. This route is fine for a small, tightly controlled catalogue if you can code and maintain it. It becomes expensive and fragile when agents need front-end submission, when search must combine many fields, or when listings must sync with an external feed.

Create and organise properties

Whichever route you choose, enter each property consistently. Use one listing per property, add a clear title and description, set a featured image, upload a gallery, enter the price and measurements, and assign the correct type, location, status and features.

Do not put key information only inside the description. Price, bedrooms, area and status need structured fields so visitors can filter them and search engines can interpret the listing. Check image sizes and cropping before uploading; missing featured images or inconsistent dimensions can make archive cards look broken. A real estate setup commonly includes galleries, floor plans, video or virtual tours and map locations.

Add search maps and enquiries

Create a properties page and configure filters for location, type, status, price, bedrooms and features. Keep the first search form short, then place less common filters behind an advanced option. Add a map only if every listing has a reliable address or coordinate; inaccurate pins damage trust.

Connect each listing to an enquiry form or clearly visible telephone and email details. Test that enquiries reach the right person, that spam protection does not block genuine messages, and that the search excludes ordinary blog posts. If a search is empty, first check the selected listing type, assigned terms, search page and permalink settings. For maps, check the map service credentials, domain restrictions, quotas and whether the listing actually contains a location. RealHomes documents a dedicated search page, filters, map listings and property fields as separate setup points.

Use the faster theme route

If you do not want to build the listing data model and templates yourself, use a real estate theme such as RealHomes. It provides property entry screens, property types, locations, statuses, galleries, maps, search pages, virtual tour fields and a mortgage calculator, so you can configure the site instead of coding each component.

Install the correct theme ZIP from Appearance → Themes → Add New → Upload Theme, activate it, install its required components and set the permalink structure. The common Friday problem is uploading a whole download package instead of the actual theme ZIP, which can cause a missing style.css error. Use a child theme for custom code or CSS so updates do not overwrite your changes.

Add a small group of real listings, configure the property search page, add the properties page to the menu and test the site on a phone before importing the rest. Check every filter, map pin, image, enquiry notification and property URL before launch.

Questions

Can I create a real estate listing website without a plugin?
Yes, but not with WordPress pages alone if you need proper property search, filters, maps and structured fields. You can code a custom post type, taxonomies, fields, templates and queries, then connect separate services for maps and forms. This is reasonable for a small catalogue when you have development skills; a theme or dedicated listing plugin is usually faster to maintain.
What information should each property listing include?
Each listing should include a title, description, price, sale or rental status, property type, location, bedrooms, bathrooms, area, features, photographs and an enquiry method. Add a featured image and use structured fields for values visitors may filter, rather than hiding them only in paragraph text. Floor plans, video tours, agent details and map coordinates are useful additions.
How do I add MLS or IDX listings to WordPress?
You need an MLS or IDX provider that permits the listings to be displayed on your site, then install or embed the provider's WordPress integration according to its documentation. Confirm the feed's fields, update schedule, branding rules and local compliance requirements first. A normal property theme can display manually entered listings, but it does not automatically grant access to MLS data.
Why is my property search returning no results?
Check that the search is querying the property listing type rather than normal posts, and that each property has the expected location, status, type and numeric fields assigned. Re-save the permalink settings, confirm the correct search page is selected, clear caching and test one simple filter at a time. If only map results fail, inspect the map credentials, usage limits and saved listing coordinates.
Should property listings be WordPress posts or pages?
Use a dedicated property content type rather than ordinary pages. A dedicated type keeps listings separate from company pages and blog posts, supports property-specific fields and taxonomies, and makes archives and filtering possible. Pages are still useful for Home, About, Contact and legal information, while each property gets its own detail URL and structured record.
